  • Min DSCR: 1.25x

  • Amortization: 20-30 Years (IO may be available)
  • Recourse: Non-Recourse
  • Minimum Loan Amount: $3MM
  • Transaction Type: Acquisition or Refinance


Credit Tenant Lease Financing

Program Highlights are as follows:

  • Property Type: Office, Retail, Industrial, Healthcare
  • LTV: Up to 100%
  • Min DSCR: 1.01x
  • Transaction Type: Construction, Acquisition or Refinance
  • Forward Rate Lock: Up to 12 months
  • Tenants: S&P or Moodys Investment Grade Tenants / NAIC I & II rated tenants.


Commercial Lending Guidelines:

  • Purchase, Refinance, or Cashout
  • Loan amounts -$1MM to $100MM+
  • 90% max LTV
  • Hard Money Commercial Loans
  • Types of Commercial Properties: Commercial and Industrial office, warehouse, mixed retail with office, developments, Franchise Hotels, Multi-family, restaurants, light manufacturing and industrial, etc.


True Lenders and Investors to Consider for Your Projects

There are a few lenders both debt and equity out in the market right now, here are a few to consider;

  1. 1. There is 1% deposit European lender through a hedge fund that can close within 45- 60 days once in their program. (this firm has over $300 MM ready to fund).
  2. 2. There is 10% bond-security 100% funding program, to use as debt that is available from a major firm in NY that can close between 1 week to 90 days just depending on when the client gets into the program. (this firm has over $1 BB ready to fund).
  3. 3. There is a company that has a buy-sell program also out of NY with over 3000 investors in their network that fits this project as well. (I have a broker associate that just got confirmed with the company. (this firm has unlimited resources)
  4. 4. Then you have the normal equity guys with their sweet spots in certain areas and will only review projects that meets their box of interest.
  5. All of these programs have different fee structures and it will be our role to work closely with you to bring the right funds-investors to the Client and the fees they commit to the process will cover our time to underwrite the process, submission fees to the lenders and for due diligence of the project to send to the lender.

    The terms ranges and are as follows:

    Capital Advancement Program

    There have been some major changes to the SBA's 504 loan program over the past few months, and these changes can have a major impact on your bottom line. What I'm about to tell you isn't exactly a secret, but it's likely been glossed over by many of your competitors…leaving you with an amazing opportunity.

    The SBA has finally made it possible to refinance existing commercial mortgage debt with SBA 504 loans (something I've been arguing for since 2004). This is big news because it does two things: 1) it helps business owners get their mortgage payments under control, and 2) it gives you a potential new stream of income from both new and old Clients. If you've helped small business owners secure financing for their commercial property in the past, you can now go back to them and sell them on SBA 504 refinancing (and trust me, it's an easy sell when done right).
